Home-Sale Contingency, Rent-Back or Bridge Loan? How Greenville Move-Up Buyers Time the Move

by Kirbi Burke

The number one worry I hear from Greenville families who are outgrowing their home: "What if we sell and have nowhere to go? Or buy and get stuck with two mortgages?"

It's a real concern, and there are a few common ways to handle it. Here's a simple breakdown of the three options I talk through most often with move-up buyers.

Option 1: A home-sale contingency

What it is: You make an offer on your next home that depends on your current home selling.

Why families like it: It protects you from owning two homes at once.

The trade-off: Some sellers see a contingent offer as less attractive, especially when a home has a lot of interest. It works best when your current home is priced well and ready to sell quickly.

Option 2: A rent-back after you sell

What it is: You sell your current home, and the buyer agrees to let you stay for a short period after closing.

Why families like it: You have cash in hand from your sale, which can make your offer on the next home stronger, and you're not rushed out the door.

The trade-off: Not every buyer will agree to it, and the timing still needs to line up with your purchase.

Option 3: Bridge options through your lender

What it is: Financing that lets you tap into your current home's equity to buy the next one before your current home sells.

Why families like it: You can shop and make a strong, non-contingent offer, then move once and sell your old home empty (which often shows better).

The trade-off: Qualifying, costs and terms vary a lot. This is a conversation to have with your lender early so you know exactly what you'd qualify for.

Which one is right for your family?

It depends on your equity, your budget, how quickly your home is likely to sell, and how much flexibility you need. There's no one right answer, and that's exactly why a plan matters. Many families end up using a combination, like pricing their home to sell quickly while lining up a short rent-back.

Before you choose, we'll sit down with your real numbers and talk it through together (and with your lender), so you can move forward with confidence. This post is general information, not financial or legal advice, so always run your specific situation by your lender.
